1. Introduction
These Terms of Service ("Terms") govern your access to and use of the BuyerEdge website, reports, analytics tools, and related services (the "Platform").
By accessing or using the Platform, you agree to be legally bound by these Terms. If you do not agree, you must not use the Platform.
2. About the Platform
BuyerEdge provides statistical analysis of publicly available Irish property transaction data, market positioning insights, comparable sales analysis, negotiation strategy frameworks, and data-driven pricing bands.
The Platform is an informational analytics tool only. It does not act as an estate agent, provide mortgage advice, provide regulated financial services, act as an intermediary in any transaction, or guarantee any transaction outcome.
3. No Financial, Legal, or Investment Advice
All content, reports, figures, and recommendations provided on the Platform are based on publicly available transaction data, generated using statistical models, and provided for informational purposes only.
The Platform does not consider your personal financial circumstances and does not provide financial, legal, tax, or investment advice. It does not recommend that you proceed with any transaction.
You remain solely responsible for your bidding decisions, financing decisions, and any property purchase or sale. Independent professional advice should be sought where appropriate.
4. Data Sources & Accuracy
BuyerEdge relies on publicly registered closed transaction data, including data from the Irish Property Price Register and other public sources. While reasonable care is taken to ensure accuracy, data may contain errors, omissions, or delays. Property characteristics may be incomplete and market conditions may change rapidly.
The Platform does not guarantee data completeness, data accuracy, future pricing outcomes, or successful negotiation results.
5. User Responsibilities
By using the Platform, you agree not to rely solely on the Platform when making financial decisions, not to represent Platform outputs as certified valuations, not to misuse, copy, scrape, or redistribute data, and not to reverse engineer proprietary algorithms. You are responsible for ensuring compliance with all applicable laws in your use of the Platform.
6. Subscription & Payments
Where the Platform operates on a subscription or one-time payment basis, fees are clearly displayed before purchase. Unless otherwise required by law, fees are non-refundable and access continues until the end of the access period.
BuyerEdge reserves the right to modify pricing with reasonable notice.
7. Intellectual Property
All content, analytics models, branding, reports, and underlying methodology are the intellectual property of BuyerEdge. You may not copy or redistribute reports, reproduce outputs for commercial resale, or repurpose models or logic. Personal use of generated reports is permitted.
8. Limitation of Liability
To the fullest extent permitted under Irish law, BuyerEdge shall not be liable for any loss arising from property bidding decisions, loss of opportunity, financial loss, indirect or consequential damages, market fluctuations, or reliance on Platform outputs.
Total liability (if any) shall not exceed the amount paid by you to the Platform in the preceding three months. Nothing in these Terms excludes liability where it cannot legally be excluded.
9. No Agency Relationship
Use of the Platform does not create an estate agency relationship, a fiduciary relationship, or a financial advisory relationship. BuyerEdge does not act on your behalf in any transaction.
10. Account Suspension
BuyerEdge may suspend or terminate access if these Terms are breached, payment is not received, or the Platform is misused.
11. Privacy & Data Protection
BuyerEdge processes personal data in accordance with the General Data Protection Regulation (GDPR) and the Data Protection Acts 1988–2018. Please refer to our Privacy Policy for details.
12. Changes to the Service
BuyerEdge may modify features, update methodologies, improve models, or adjust outputs without prior notice where necessary.
13. Governing Law
These Terms are governed by the laws of Ireland. Any disputes shall be subject to the exclusive jurisdiction of the Irish courts.
